Housing Modifications FAQs

What level of funding is available?
Funding is only available for housing modifications valued at over $200 including GST.

Will I be income and asset tested?
Only if the cumulative cost of the housing modification you have received and/or are applying for is in excess of $8,076 including GST. The Income and Asset test will determine the amount over and above $8,076 including GST you will receive to assist with housing modifications. You can choose to decline an Income and Asset test, in which case the maximum amount that you can receive is $8,076 including GST.

Do I have to make a contribution towards the modification?
Only if the cumulative cost of the housing modification you have received and/or are applying for is in excess of $8,076, including GST, and the Income and Asset test restricts the amount of funding you are entitled to.

Who can complete the modification?
For Auckland and Northland: the contractor must be approved by and registered with accessable.
For all the rest of New Zealand: the contractor must be approved by and registered with Enable New Zealand.

Can I be reimbursed for a modification that has already been completed?
No. Funding is only available for applications submitted by an EMS Housing Assessor, and approved by either Enable New Zealand or accessable, prior to the modification commencing.

Can I apply for funding for modifications to a new house?
Where the modifications are to be incorporated into a new house being constructed, funding may be available for the additional costs required to accommodate the person's disabilities. E.g. the difference in cost between a standard door and a sliding door, not the full price of installing a new sliding door.
